The job of the software is to manage the boundary between tenants (who paid for it), guests (who should pay if they stay), and short-term-rental visitors (who depend on the host's parking instructions). Apartment parking is operationally similar to hotel parking but financially different. Hotels treat parking as a profit centre. Apartments treat parking as an amenity for tenants and a revenue trickle from guests. A tenant signs a lease. The PMS pushes the tenant's name, phone, and licence plate to Park Graph. A permit is issued automatically; the assigned space (if any) is registered. The tenant can park in the garage immediately without a separate sign-up.
The tenant invites a friend over for the evening. From inside the Park Graph mobile site (or by texting 'guest [phone]') they create a 4-hour guest window. The friend scans the visitor QR sign on arrival; the session is comped for the first 4 hours and auto-bills if it goes over.
An STR guest arrives at 11pm. The host has pre-messaged them the Park Graph link via Hostfully. The guest scans, pays the nightly STR-guest rate, and parks. The host sees the session in their dashboard; the property manager (if separate) sees per-property revenue.
