Vertical solution

Apartment Parking Management Software

Apartment parking that bills tenants, guests, and short-term rentals on one ledger. Apartment parking is mostly invisible until a guest blocks a tenant's space at 2am. The job of the software is to manage the boundary between tenants (who paid for it), guests (who should pay if they stay), and short-term-rental visitors (who depend on the host's parking instructions). Five issues come up in every property-manager call.

Who Park Graph is for in this vertical

Apartment parking is operationally similar to hotel parking but financially different. Hotels treat parking as a profit centre. Apartments treat parking as an amenity for tenants and a revenue trickle from guests. The job of software is to make the amenity feel seamless to tenants while billing guests fairly without involving the leasing office.

We work with multifamily portfolios from 200-unit single-asset operators up to top-50 REITs. We integrate with the major property management systems (RealPage, Yardi, AppFolio, Buildium, Entrata) so tenant permits sync from the lease and auto-revoke on move-out.

Short-term-rental hosts are a growing customer category. Hosts running on Hostfully, Guesty, or OwnerRez can send guests a Park Graph link with the listing instructions; the guest scans on arrival and pays without ever talking to the host. STR review damage from confusing parking instructions is a real, expensive problem that Park Graph fixes.

The end-to-end workflow

A tenant signs a lease. The PMS pushes the tenant's name, phone, and licence plate to Park Graph. A permit is issued automatically; the assigned space (if any) is registered. The tenant can park in the garage immediately without a separate sign-up.

The tenant invites a friend over for the evening. From inside the Park Graph mobile site (or by texting 'guest [phone]') they create a 4-hour guest window. The friend scans the visitor QR sign on arrival; the session is comped for the first 4 hours and auto-bills if it goes over.

An STR guest arrives at 11pm. The host has pre-messaged them the Park Graph link via Hostfully. The guest scans, pays the nightly STR-guest rate, and parks. The host sees the session in their dashboard; the property manager (if separate) sees per-property revenue.

Implementation: from sign to first paid session

  1. 1

    Connect property management system

    ~25 min

RealPage, Yardi, AppFolio, Buildium, Entrata. Tenant permits sync from the lease.

  2. 2

    Define guest-window policy

    ~10 min

Most properties offer 4-hour or 24-hour included guest parking. Set the window and the over-window rate.

  3. 3

    Print signage

    ~5 min

Garage entrance, reserved spaces, guest spots. Print-on-demand QR signs ship in 3-5 days.

  4. 4

    Enable STR host integration

    ~15 min

Hosts running on Hostfully, Guesty, or OwnerRez can auto-message the Park Graph link to guests pre-arrival.

  5. 5

    Configure overnight surge

    ~10 min

Auto-activate higher rate from 10pm-7am to discourage non-tenant overnight occupancy.

  6. 6

    Pilot one property

    ~60 min

Run the new flow on one property for 2 months before rolling out portfolio-wide.

Most apartment parking deployments are live within a day. We recommend piloting one site first, validating the flow with the operator's on-the-ground team, and then scaling. Park Graph's contract is month-to-month, so the rollout pace is set by the operator, not the vendor.

Projected 2026+ Apartment parking target markets

The map below shows the metro markets and corridors Park Graph is targeting for apartment parking growth in 2026 and beyond. Pins are projected target markets, not live Park Graph customer locations — the credibility-policy distinction between “Verified live” and “Projected 2026+ targets” applies on every Park Graph page that surfaces a map.

Operators headquartered outside the highlighted markets are still welcome — Park Graph is a self-service platform, so a single-site operator in any US state can sign up at /signup today. The projection map drives our priority for in-person pilots, sign-fulfilment partnerships, and vertical-specific outreach.

AI-agent reservations and visibility

Apartment-parking AI use is mostly STR-driven so far. Guests booking through ChatGPT or planning a trip with Perplexity ask "how does parking work at this Airbnb in Austin". Park Graph publishes per-listing parking instructions and pricing to AI agents so guests get accurate answers before they arrive.

For tenants, the AI use is more functional: a tenant asking Copilot "how do I add a guest to my apartment parking" gets the right Park Graph deep link instead of a generic answer. Property managers maintain the FAQ inside Park Graph; it propagates to AI agents automatically.

A vertical-realistic SMS exchange

Tenant: 'Can I have my mom park overnight tomorrow?'

Park Graph: 'Yes — reply ADD with her phone or licence plate. Free 24-hour guest window starts when she scans on arrival; over-window $2/hr.'

Park Graph's SMS layer handles the routine driver-facing questions that would otherwise generate operator support tickets. The exchange above is a real example from the apartment parking vertical; AI handles roughly 90% of these conversations end-to-end with no human escalation.

Frequently asked questions

How do apartments manage tenant and guest parking?
Tenant permits sync from the property management system (RealPage, Yardi, AppFolio, Buildium, Entrata). Guests are invited by tenants through a Park Graph mobile flow; the guest gets a free window and auto-bills if they overstay. The leasing office is not involved in day-to-day guest tracking.
What software do property managers use for parking?
Most still rely on clipboards at the leasing office or paid-app vendors that don't integrate with the PMS. Park Graph is the PMS-integrated alternative. Permits sync from the lease; guest invites happen on the tenant's phone; portfolio reporting goes to the asset manager.
Can short-term-rental guests pay for parking automatically?
Yes. STR hosts running on Hostfully, Guesty, or OwnerRez can auto-message the Park Graph link to guests pre-arrival. The guest scans on arrival and pays the host's chosen nightly STR-guest rate.
How is overnight guest parking enforced in apartments?
An overnight surge rate (typically 10pm-7am) auto-activates so non-tenant cars are billed automatically. The tenant's guest-window includes overnight if the tenant configured it that way. Non-tenant cars without a window get billed at the surge rate.
Does Park Graph send a tenant an alert if someone else parks in their reserved space?
Yes. Reserved spaces are validated by QR scan. If a non-assigned licence plate parks in a reserved space, Park Graph sends an SMS to the assigned tenant and gives them a one-tap option to escalate to property management.
Can tenants see their guest history?
Yes. Each tenant has a private dashboard showing past guest invites, current active windows, and any over-window charges. Property management does not see tenant guest details unless a dispute escalates.
What about ADA-accessible spaces in apartment garages?
Accessible spaces are a sub-lot with their own cap and a permit-validation toggle. Tenants with an accessible permit get assigned access; visitors with state-issued plates get validated automatically.
Is Park Graph compatible with EV-charging in the garage?
Yes. The EV-charging-parking workflow runs on the same operator account. Tenant chargers, shared chargers, and visitor chargers can all be configured separately.
What does pricing look like for a 22-property multifamily portfolio?
Most portfolios of this size run on Enterprise from $2,499/month (3.3% take) for the whole portfolio. PMS integration is bundled; per-property setup takes under a day. Total monthly platform cost typically saves more than 5x in property-management labour time.
Can independent STR hosts use Park Graph?
Yes. Independent hosts with one or two listings start on the Starter plan (free, 10% take). The Hostfully and Guesty integrations are available on Starter; OwnerRez is available on Pro.
