Vertical solution

Hotel Parking Management Software

Hotel parking, finally a profit centre instead of a guest complaint. Hotel parking has a unique structural problem: the operator (the hotel) is not the same as the platform vendor, the front desk is not the same as the valet, and the guest does not want to download an app. Five issues come up in every hotel discovery call.

Who Park Graph is for in this vertical

We work with three flavours of hotel operator. Branded chain corporate, where the parking decision is made centrally and rolled out to every property. Independent boutique hotels, where the GM is also the parking director and wants something that doesn't require a 90-day implementation. And asset managers running mixed-use buildings where the hotel is one tenant of a larger garage that also serves offices and retail.

All three want the same things: PMS folio integration so the front desk doesn't transcribe charges, brand-controlled payment pages so the guest never sees a third-party logo, and centralised reporting so the regional director can compare property performance without exporting spreadsheets. Park Graph is built for those requirements.

We integrate with the major PMS systems (OPERA Cloud, Mews, Cloudbeds, Stayntouch, Hotel Effectiveness) via OAuth and webhook. Property-level setup takes under a day; chain-level rollout is paced by the operator's brand-standards team.

The five operator pains we measured before we built this

Pain todayWhat it costs youHow Park Graph fixes it

Hardware-free QR payment flow Park Graph uses to fix the hotel parking operator pains, drivers scan a sign and pay
How Park Graph resolves the hotel parking pains above: drivers scan a QR sign at the curb and pay by phone in seconds, no kiosk or app required.

The end-to-end workflow

A guest pulls into the hotel and parks in the self-park lot. They scan the QR sign next to the entrance with their phone camera. The Park Graph payment page loads with the hotel's logo, asks if they're a registered guest (with a room-number lookup that hits the PMS), and either posts the charge to their folio or accepts Apple Pay / Google Pay if they're a visitor. Total time to paid: under 30 seconds.

The front desk sees the folio update in real time inside the PMS. There is no transcription step, no end-of-day reconciliation against a paper log, no envelope to count. If the guest checks out and disputes the charge, the front-desk agent has a one-click refund button that credits the folio and reverses the Park Graph session in the same workflow.

For valet operations the workflow runs on a tablet at the curb. The valet attendant scans the guest's room key (or types the room number), captures the licence plate, and tags the car with a stall number. The session is live; the guest doesn't see anything until checkout when the parking line on the folio appears.

Implementation: from sign to first paid session

  1. 1

    Connect PMS

    ~8 min

OPERA Cloud, Mews, Cloudbeds, Stayntouch, Hotel Effectiveness. OAuth-based connect; takes about 8 minutes per property.

  2. 2

    Configure guest vs. visitor pricing

    ~10 min

Guests get the room-folio rate or comp; visitors pay the hourly rate. Both flows use the same QR sign.

  3. 3

    Brand the payment page

    ~5 min

Upload logo, brand colour, support email. Park Graph respects brand guidelines across both web and SMS.

  4. 4

    Print signage

    ~5 min

Generate signage for self-park entrance, valet drop, and guest-only spots. Print-on-demand, ships in 3-5 days.

  5. 5

    Train front desk and valet

    ~30 min

30-minute walkthrough covers folio posting, refund tooling, and how to handle visitors who self-park accidentally.

  6. 6

    Soft-launch one weekend

    ~60 min

Run the new flow for a single weekend. Iterate signage and pricing based on what the front desk sees.

Most hotel parking deployments are live within a day. We recommend piloting one site first, validating the flow with the operator's on-the-ground team, and then scaling. Park Graph's contract is month-to-month, so the rollout pace is set by the operator, not the vendor.

Projected 2026+ Hotel parking target markets

The map below shows the metro markets and corridors Park Graph is targeting for hotel parking growth in 2026 and beyond. Pins are projected target markets, not live Park Graph customer locations — the credibility-policy distinction between “Verified live” and “Projected 2026+ targets” applies on every Park Graph page that surfaces a map.

AI-agent reservations and visibility

AI agent stack showing how ChatGPT, Perplexity, Gemini and Copilot discover and book hotel parking through Park Graph
Park Graph exposes hotel parking inventory to the full AI-agent stack (MCP, OpenAPI, GeoJSON) so ChatGPT, Perplexity, Gemini, Grok, and Copilot can find and book it.

When a traveller asks ChatGPT "is there a hotel near downtown Chicago with parking under $30 a night?" the answer should include the hotel's own inventory, not a third-party aggregator. Park Graph publishes hotel parking pricing and availability to ChatGPT, Perplexity, Gemini, Grok, and Microsoft Copilot in real time so the hotel shows up first.

AI agents can also handle guest pre-arrival requests like "add 2 days of parking to my reservation at the W Lakeshore" if the hotel has opted in. The integration is per-property; chain operators can roll out one property at a time to validate the flow before committing brand-wide.

A vertical-realistic SMS exchange

Guest: 'Is overnight parking included with my room?'

Park Graph: 'Self-park is $14/night; valet is $32/night. Want it added to your folio for tonight? Reply YES and we'll post the charge — no need to come back to the front desk.'

Park Graph's SMS layer handles the routine driver-facing questions that would otherwise generate operator support tickets. The exchange above is a real example from the hotel parking vertical; AI handles roughly 90% of these conversations end-to-end with no human escalation.

Frequently asked questions

What is the best parking management software for hotels?
It depends on whether you want PMS folio integration. If you do, Park Graph integrates natively with OPERA Cloud, Mews, Cloudbeds, Stayntouch, and Hotel Effectiveness. If you don't need PMS integration (small boutique with a separate parking line), most hotel-focused platforms work; Park Graph still wins on take-rate and brand-controlled payment pages.
How do hotels integrate parking into their PMS?
Park Graph connects via OAuth to the PMS API, then writes parking charges as a folio line on the guest's room folio. Refunds and adjustments flow back through the same channel. Setup takes about 8 minutes per property after the OAuth handshake.
Can a hotel charge different rates for guests and visitors?
Yes. The same QR sign serves both. The payment page asks if the driver is a registered guest; guests get the room-folio rate (or comp), visitors pay the hourly rate. The operator controls both rates from the dashboard.
How does valet parking software work in 2026?
The valet attendant runs Park Graph on a tablet or phone at the curb. They scan the guest's room key or type the room number, capture the licence plate, and tag the car with a stall number. The session is live, the charge appears on the folio at checkout. Tips can be bundled into the closing email or split via a payroll export.
Does Park Graph work for resorts with weekend wedding parking?
Yes. You configure a separate event-rate window for the wedding (say $30 flat instead of the daily room-folio rate). Park Graph activates the window automatically based on the calendar entry and reverts after the event.
Can I use Park Graph for park-and-fly hotels near the airport?
Yes. The multi-day session model is first-class; daily caps apply automatically. The free airport shuttle can be wired to Park Graph's SMS dispatch layer so guests get an ETA text instead of waiting in the lobby.
How does Park Graph handle disputed parking charges?
The front desk has a one-click refund tool that credits the folio and reverses the Park Graph session in the same workflow. The refund hits Stripe automatically; there is no separate adjustment to make on the bank side.
Can travellers add parking through ChatGPT or another AI agent?
Yes, when the property opts in. AI agents can find availability, hold a space, and add parking to an existing reservation if the PMS integration is wired. Most chains roll this out per property to validate the flow first.
What does pricing look like for a 200-room hotel chain with 50 properties?
Most chain operators run on Enterprise from $2,499/month (3.3% take) and centralise billing under one operator account. The take-rate delta vs. legacy hotel-parking vendors typically funds the Enterprise tier with a margin to spare; the time saved at the front desk pays for it twice over.
Does Park Graph offer a hotel-branded driver app?
No, by design. Park Graph runs in the mobile browser; we don't ask guests to install an app. Brand-controlled means the payment page carries the hotel logo, colour, and copy — but it lives at parkgraph.com under the property's URL.
