How to make money with your parking lot

To make money with your parking lot, charge drivers for the spaces you don't use. Post one Park Graph QR sign at the entrance and set your rates. Drivers scan it and pay by phone in about 30 seconds, with no app. Starter costs $0 a month: you pay a fee only when a driver pays.

7 ways to earn from your lot

Most lots use two or three. Every one runs on the same sign and the same dashboard.

  1. 1.Daily paid parking

The simplest way to earn: charge by the hour with a daily maximum. Post the sign and every car that parks can pay from the driver's own phone, with Apple Pay, Google Pay or a card. Lots near downtowns, offices, hospitals, beaches and trailheads fill on weekdays; lots near restaurants and nightlife fill in the evening. Start at or a little under what the nearest garage charges, then adjust.

  2. 2.Monthly passes

Sell a monthly pass to people who park with you every day: commuters, nearby workers, residents with a second car. You set the monthly price, drivers buy the pass from your lot's payment page, and it renews each month until they stop it. Passes turn a busy lot into steady, predictable income and fill spaces that would sit empty overnight.

  3. 3.Event parking

A lot within a walk of a stadium, arena, fairground or concert hall can earn more on one event day than in a normal week. Drivers pay at the entrance in seconds, so the line keeps moving and nobody handles cash. On Pro, dynamic pricing can raise the rate around a game or show, and the price a driver sees before paying is the price they pay.

  4. 4.Overnight truck and trailer parking

Truck drivers are short of safe places to park overnight, and a yard with room for tractors and trailers can fill every night. Park Graph prices by vehicle, so a tractor with a trailer pays a different rate than a car on the same sign. Drivers pay for a night or several days from the cab, and you see every truck in your dashboard.

  5. 5.Commuter and park-and-ride

A church lot that is full on Sunday and empty Monday to Friday, or a store lot near a bus or train stop, can rent weekday spaces to commuters. Charge a flat daily price or sell monthly passes. Post the sign at the rows you want to rent and keep the rest for your own customers and members.

  6. 6.EV-friendly spaces

If you have EV chargers, the spaces in front of them are in demand. Drivers pay for the parking time by phone from your QR sign. Park Graph takes parking payments for EV spaces. It does not control or meter chargers, so electricity is paid the way the charger already takes payment.

  7. 7.AI-booked parking

More drivers ask AI assistants where to park. On Pro and Enterprise, assistants like Claude and ChatGPT can find your lot and book a space through Park Graph, at your rates and your plan's normal fee, with no separate quota or surcharge. Every booking shows in your dashboard with where it came from.

What you need

Three things, and an understanding of what's yours to handle.

  • A sign

Print your Park Graph QR sign on any printer and laminate it for weather, or order a printed sign kit. One sign at the entrance is the whole install: no gates, no meters, no wiring.

  • A phone

To set up your lot, change your rates and watch payments come in. Drivers use their own phones, with no app to download.

  • A bank account

Payouts go to your bank through Stripe. You verify your identity once. Your first payout is released 7 days after your first payment, once your ID check is done. After that, payouts arrive 2 business days after each payment.

The printed code never changes. Update your rates any time and the same sign keeps working.

What's yours to handle

Park Graph gives every driver a way to pay. You run the lot. In plain words:

  • You run the lot. You must own it or have the right to charge for parking there.
  • Enforcement is yours: towing, booting and tickets, and what they cost. A tow or security company you hire works for you.
  • Follow the laws where your lot is: permits, licenses, zoning, HOA or lease limits, accessibility and towing signs. A Park Graph sign alone may not meet tow-away sign laws, so post any extra signs your area requires.
  • Keep general liability insurance, and cover claims that come from how your lot is run.

Questions owners ask

How do I make money from my parking lot?
Charge drivers to park. Print a Park Graph QR sign and post it at your entrance; drivers scan it and pay by the hour, day or month from their phones. Starter is free: Park Graph takes 10% of each payment (minimum $0.75) and the rest is yours. Your first payout is released 7 days after your first payment, once your ID check is done. After that, payouts arrive 2 business days after each payment.
Can I rent out my parking lot without a management company?
Yes. With Park Graph you run the lot yourself: you set the rates, drivers pay through your QR sign, and payouts go to your own bank account through Stripe. There is no revenue-share agreement and no contract. Starter is free with a 10% fee per payment, and paid plans cancel anytime.
How much can a parking lot make?
It depends on spaces, rate, paid hours and how full the lot gets. A 30-space lot at $5 an hour, 6 paid hours a day and 40% full takes in about $10,800 a month before fees. Put your own numbers in the estimator on this page; it works out the fees for you.
How much can I charge for parking?
You set the price. Look at what nearby lots and garages charge by the hour, the day and for events, then start at or a little under that. You can change your rates any time from your dashboard and the same sign keeps working. On Pro, dynamic pricing can move the rate with demand.
Can I rent out just a few parking spaces?
Yes. You don't have to rent the whole lot. Tell Park Graph how many spaces are for rent when you add the lot, post the sign at those rows, and keep the rest for yourself, your tenants or your customers.
Do I need a permit or insurance?
It depends on where your lot is. Some cities and counties require a business license, a parking permit or zoning approval to charge for parking, and your property insurance may need to cover paid parking. Check with your city or county and your insurance agent before you start. Under Section 26 of our Terms (Lot Operation, Enforcement and Indemnity terms), you are responsible for following the laws where your lot is and for enforcement at your lot.Read Section 26 of the Terms
Who handles drivers who don't pay?
You do, or a licensed tow operator you hire, under your local rules; that is Section 26 of our Terms. Your Park Graph sign posts the enforcement notice and gives every driver a way to pay, and you can check a plate in your dashboard to see whether it paid. Wins Parking, our parent company, offers full enforcement in select markets by separate agreement.Read Section 26 of the Terms
When do I get paid?
Payouts go to your bank account through Stripe. Your first payout is released 7 days after your first payment, once your ID check is done. After that, payouts arrive 2 business days after each payment.
